Settled in a picturesque valley halfway between Rome and Florence, this ancient property is located just outside the small Umbrian town of Ficulle (population 1700) and eight miles north of the Umbrian town of Orvieto (population 21000).
Home of a famous film maker, Villa Ficulle hosts a wonderful collection of art and handicraft from all over the world, which makes this property so unique and fascinating.
This old restored stone farmhouse is set in a delightful area with olive trees in a century old organic farm, with luxuriant gardens and provides far reaching lovely views of the countryside. The ambiance is peaceful and private, and the location is rural yet central, just 15 minutes from Cetona and the charming town of San Casciano dei Bagni, with its characteristic shops, restaurants and coffee bars.
The property has 100 acres of land with olive trees and an oak forest and it is in a secluded, totally uncontaminated valley (it has the certification of organic farm).
The house is accessed via an unpaved, downhill road of about 2.5 miles.
The first nucleus of the house dates back to the year 1280 and the house has been restored respecting the original structure.
The panoramic and large swimming pool (18x7meters), framed by fragrant Mediterranean plants, is part of the articulate garden. In front of the swimming pool there is a Pool House, equipped with living room, bathroom, sauna and a small gym. The swimming pool area is fenced off for children safety.
Under the pergola, near the pool house, there is the entrance to the wine cellar very well furnished with a selection of Italian wines.
Outdoors a playground, a shaded bocce court, a ping pong table and a barbecue are available to guests.

Interior Description
The true spirit of the house is best represented by the grand -yet cozy- kitchen/dining room, dominated by a large Bengal tiger painting. It has a wood burning fireplace and the dining table can sit up to 16 people.
The 4 separate living rooms at the ground floor are furnished with eclectic furniture and art-crafts that the owners have collected throughout their world travels.
The villa sleeps 14 people in 6 AC bedrooms over 3 floors.
All of the bedrooms are air-conditioned and have an en-suite bathroom:
- On the ground floor, there is 1 bedroom with a queen size bed (not divisible) and an en-suite bathroom with shower.
- On the first floor, there are 2 bedrooms: one master bedroom (2 French size beds, very large bathroom with tub and separate shower) and one large bedroom (2 French size beds, a small separate lounge with a single bed, comfortable bathroom with shower).
- On the second floor, there are 3 bedrooms, each with a private dedicated bathroom (2 with showers, 1 with tub); all 3 bedrooms have queen size beds (1 not divisible, while the other 2 can be set up as twin beds); one of the bedrooms with divisible double bed has also a small separate lounge with a single bed.

Near the main house there are other 2 buildings which can host other 4 people (for an overall total of 18 people):
- one small Annex with 1 double bedroom (not divisible queen size bed) and 1 bathroom with shower
- one small Apartment with a living room, a kitchen, 1 double bedroom (not divisible queen size bed), 1 bathroom with shower
Please note: The owner lives in the adjacent private property and can help guests with her great knowledge of the area and her warm hospitality. She can organize services on request, such as lunches and dinners, babysitters, grocery deliveries, chef services, wine tastings.
